Project Description:
The City of Maple Valley needed to determine what to do about its money-losing
golf course – sell it for re-development or continue to run it, covering the
fiscal shortfall by imposing a “special benefit” assessment on adjacent property
owners. The city asked Triad Associates’ planners and site designers to “pretend
to be a developer” and create a site plan for redevelopment, considering all
applicable regulations and codes. A property appraiser, also hired for the
project, used our feasibility analysis and site plan to determine
before-and-after values for surrounding properties.
