Built under the City of Redmond’s Innovative Housing Code, Conover Commons is a
neighborhood of 25 homes, 12 of which are cottage homes clustered around a
shared community green. Triad provided site design, civil engineering, survey

of Lake Sammamish, uses a long list of green techniques and products to reach

Danielson Grove
Participating in the City of
Kirkland's Innovative Housing Demonstration Project, the Cottage Company used
the opportunity to incorporate green building techniques into this sustainable
"pocket neighborhood." Triad helped them achieve this goal by designing
low-impact stormwater management techniques on the site. More |

Kirkland Bungelows
Featuring higher density living, creative design, and a commitment to environmental responsibility, Kirkland Bungalows includes 15 cottage-style homes along one side of a curving street. This City of Kirkland demonstration, in-fill project features low impact design techniques, clustered housing and inviting open community spaces.

Shamrock Heights
In June of 2003, King County enacted
the Built Green/Low Impact Development Demonstration Ordinance. The county had
three goals: to change building practices in ways that reduce environmental
impacts, to use resources in a more sustainable way, and to provide more healthy
living spaces. Triad provided our full range of consulting services to one of
